After moving to the Interlakes area of the South Cariboo from England in 2006, I immediately fell in love with the beautiful countryside, the laid-back lifestyle and the people who make the South Cariboo such a wonderful place to live. There has never been a moment of regret when I think about the move; there is no better place to raise a family, enjoy your retirement or own a piece of this recreational paradise. I grew up on a cattle ranch and enjoy spending the majority of my time outside on my farm, surrounded by animals. Sharing my passion for nature and this beautiful country is what lead me to a career in real estate. I was excited to join the Royal LePage 100 Mile Realty team. Advice from experienced house-hunters:

Buying a home is a roller coaster ride to one of the best destinations possible - your future. In order to ensure your ride is smooth and successful, there are some things you can do right at the starting line.
 

Visit a mortgage broker:

It is very important to know what your budget is before you begin your search for a new home. Visit an experienced mortgage broker in the area in which you are looking and get pre-approved. 
KEEP IN MIND: Being pre-approved is not a green light for the purchase of a property listed at that price. When you get pre-approved the mortgage broker will give you an amount that your income can successfully sustain, meaning (x) is the amount you can afford. The amount a lender will lend on a property depends on the property. This is the reason I suggest adding a Subject to Financing clause into any offer you decide to write, despite being pre-approved. Regardless, visiting a mortgage broker before beginning your search gives you a good idea what you can afford and prevents you from falling in love with a home that is just not attainable.
 

Choose your desired neighborhood:

There are many neighborhoods in and around the 100 Mile House area and each one is marked with its own character and charm. Choosing the neighborhood(s) you are interested in is a great starting point and very helpful to your Realtor. Visit the schools, ask people online what their experiences have been, find about about bylaws and how close the neighborhood is to local amenities. Do your homework and you will be rewarded by a well-informed Realtor, able to help you find your dream home.
 

Write things down:

Being articulate and clear in your descriptions to your Realtor gets a lot more difficult when you are sitting in my office, excited to begin viewing properties. Writing down your thoughts as you do your homework is a great tool in communicating your wants and needs to your Realtor, not to mention reminds you of those questions you wanted to ask. It is also a good idea to make a list of wants vs needs, a good indication to your Realtor as to what features are mandatory and what are preferred but you can live without, once again helping me to find your perfect home as efficiently as possible.
 

Contact a home inspector:

Having a savvy home inspector on speed dial is a great idea when viewing properties. He or she may be able to give you advice on what to look for in homes and what to stay away from, creating a much more worthwhile viewing for you.
